Description

The proposed mixed use development is comprised of nine residential units and a single retail unit, on the corner of Merton Road and Lavenham Road, Southfields. The original planning application was for twelve flats which has been reduced by three for this application.
The design has evolved from the careful application of various key design characteristics that reflect the character and respond to the needs of the surrounding environment. This report describes each aspect of the approach taken in detail.

Design Approach
Our clients own the site and are mindful that quality design is central to achieving a development appropriate for and sensitive to the local context. It is noted that the Council acknowledges mixed-use development as a factor in improving safety and security, and
that maintaining local businesses translates to maintaining accessible employment and facilities within the local area, while improving interest & vitality.

Our Design Brief is to:
1 Improve the quality of retail facilities for the existing business, enabling them to continue to operate as a viable business in the local area.
2 Provide much needed, high quality residential housing in the borough, and to ensure that there is a sustainable mix of one and two bedroom accommodation.
3 Ensure the siting and massing of the development relates well to the physical & spatial characteristics of the immediate site and adjacent buildings.
4 Provide a development of architectural interest, to invigorate and revitalise the immediate local area, therefore encouraging local growth and investment.
5 Provide the most efficient use of this under utilized area, notably the rear of the property which is currently used for storage of stock and carparking.
6 Provide a development which encourages a sense of community and pride.
