It is proposed to redevelop the site of 63 West Heath Road with a new building to provide 11 flats with basement car park in landscaped grounds.The proposal is to demolish the existing building and erect a new building of basement, ground and 3 floors with parking and communal pool at basement level. The basement is largely used for car parking and communal facilities but some of the bedrooms of the residential units are provided at this level, using the natural slope of the site to give light and views to the rear.The design concept is for a modern building which is different from but respects the height bulk and massing of the neighbouring developments. In layout the building comprises two blocks linked by the core. The front block contains 6 flats on 4 levels and the rear block provides 5 flats on 4 levels. The two blocks are separated by internal courtyards and the rear (southwest) element is lower to enable sunlight to enter in the private courtyards and flats of which separate it from the front (northeast) element.We believe that this scheme offers a high quality residential development which will accord with the pattern of development in the immediate area andcontribute to London’s housing demand by making the best use of previously developed land.
